Spring

  • Inspect all exposed pipes for winter damage or cracks
  • Check outdoor hose bibs and turn on exterior water supply
  • Test sump pump before heavy rain season
  • Flush water heater to remove sediment buildup
  • Inspect toilet tanks and bowls for cracks or running water
  • Check under-sink areas for leaks or moisture

Summer

  • Check irrigation system for leaks or broken heads
  • Clean aerators on faucets to maintain water flow
  • Inspect washing machine hoses for bulging or wear
  • Test water pressure (ideal range: 40–80 PSI)
  • Check dishwasher connections for leaks

Fall

  • Disconnect and drain garden hoses
  • Shut off and drain outdoor water supply lines
  • Insulate pipes in unheated spaces (garage, crawl space)
  • Inspect water heater anode rod and replace if needed
  • Clear gutters and downspouts before rain/snow season
  • Locate and confirm operation of your main water shutoff valve

Winter

  • Keep home heated to at least 55°F to prevent frozen pipes
  • Open cabinet doors under sinks on exterior walls during cold snaps
  • Let a trickle of water run from faucets during extreme cold
  • Know how to shut off the main water valve in case of a burst pipe
  • Check for slow drains and treat before they become blockages

Monthly

  • Check all visible pipes, joints, and fixtures for drips or moisture
  • Test water heater pressure relief valve annually
  • Run water in seldom-used drains to prevent trap evaporation
  • Monitor your water bill for unexpected spikes (may indicate a leak)
